Policies
The first night’s room and tax are due at booking. Full payment is required 14 days (2 weeks) before arrival. If you book within 14 days of arrival, you must pay your reservation in full. Any remaining balance will be charged according to our policy. To use a different card for any remaining balance, please call us at least 14 days before arrival.
Due to our 14-day booking and cancellation policy, changes to reservations may incur additional charges. All modifications are subject to availability and property restrictions, including minimum night stay requirements.
Please note that during the summer season, there are minimum lengths of stay requirements which may prevent you from modifying your travel dates after you book. Length of stay requirements are subject to change at any time and may vary between type/size of unit.
If the reservation is canceled 14 days (2 weeks) prior to arrival, the guest forfeits the 1st night plus the tax deposit, which is paid upon booking. If canceled within the 14 days of arrival date, the guest forfeits 100% of the stay, as per our Direct Booking Policy.

Bookings made via third-party website such as Airbnb, VRBO, Expedia, Booking.com are subject to the cancellation policy set by those individual platforms and should be reviewed before booking. Additionally, the payment methods and details are processed and managed by the third-party platforms. Any changes to payment methods or schedules must be requested through the third party.

Guests booking through third-party platforms may incur additional charges specific to the platform.
Parking is available on property as our Beach Homes or Cottages do not require a parking pass. Parking information is available under each individual listing.
Panama City Beach Ordinance 1632, effective October 1st, 2023, states the occupancy per unit is based on square footage and actual sleeping capacity for each property. As such, the occupancy per property/unit is strictly enforced. For maximum guest comfort, bunk beds and sleeper sofa beds are not advised or recommended for adults.
Guests are kindly asked to register each guest upon booking, either direct or via third-party platforms.
Any reservations made under false pretenses will be subject to eviction or loss of rental/reservation. IDs are required at check-in, and the name on the reservation must match the name on the ID of the person checking in.
Acquaintances of guests of Beach Haven Vacation Rentals will ONLY be allowed to check-in if they are listed on the booking with prior approval of the adult who made the reservation and Beach Haven Vacation Rentals.
Once the booking is complete and the 1st night’s deposit is paid, you will receive a confirmation email. This email will include details for your stay, such as your reservation number (needed for any updates or changes), arrival and departure dates, payment information, a price breakdown, check-in and check-out times, and our cancellation policy.

Check-out time: 10 AM
Early check-ins and late check-outs must be requested at the time of booking or upon arrival. During our peak season (summer) we cannot guarantee any early check-ins. Unapproved late check-outs are subject to a Late Departure fee starting at $50, up to the cost of an additional full day’s rent plus tax.
The primary registrant or the “booker,” must meet the age requirement set by the individual listing and MUST be an occupant of the unit/property. All guests must have a valid government-issued photo ID (e.g., driver’s license, passport). We do have contactless check-in for our ‘offsite’ properties such as our Beach Homes. Please note that the age requirement varies between 21 years and 30 years for the larger properties, such as a 3 or 4-bedroom home.
Rates change daily due to the Dynamic Pricing tool we use for all our properties to offer our guests the best price available. We encourage our returning guests to call and book to receive their Return Guest Discount!
We do not provide beach towels, so guests are asked to bring their own.
We provide an initial set of amenities, including shampoo, conditioner, soap, dish soap, laundry detergent, trash bags, toilet paper, etc. Guests are expected to provide any additional amenities they may need for their stay.
Most accommodations residing within Condominiums are controlled and managed by a Homeowner’s Association (HOA). These HOAs have general property rules that must be respected and followed. Failure to do so may result in violation fees, which will be the responsibility of the guest or responsible party. Additionally, failure to comply may result in eviction with loss of rent. Most Beach Haven beach homes reside in HOA residential neighborhoods, and the same rules and standards of conduct are required.
Beach Haven Vacation Rentals has a strict No-Smoking policy at all properties. Smoking is prohibited in all our rental units, including on the terrace, balcony, and back patio. Violation of this policy is subject to eviction and forfeiture of rent. Additional cleaning charges of up to $1,000 will apply if this policy is violated. This includes all forms of smoking such as cigarettes, vaping, hookahs, and marijuana.
Pets are only welcome at properties that are “Pet Friendly,” which will be stated under each individual listing and property.
Pet fees for our ‘pet friendly’ properties are a one-time fee of $100 dollars, covering up to two dogs. Additional pets require approval from our office.
Service animals are welcome at all properties, but we ask that you contact our office to inform us of their presence. Service animals must always remain with their owner and are not to be left alone on the property.
Beach Haven Vacation Stays does not provide refunds for early departures. Refunds will not be issued for inconveniences considered unforeseen circumstances, including but not limited to HVAC or air conditioning issues, power outages, cable/tv or Wi-Fi disruptions, elevators, pools, construction/road maintenance, or noise from events at nearby businesses or properties.
If a hurricane or severe weather approaches Panama City Beach, our cancellation policy will change if there is a mandatory evacuation for our area and the locality of our guests. We are dedicated to ensuring our guests are comfortable with their stay, so if a hurricane or any event calls for a mandatory evacuation that threatens our guests’ vacation, we will waive cancellation fees or try to relocate or rebook for another time.
